Hi BP'ers, After a highly cautious start, and over 100 property analyses, I've moved on a 4 unit property In south Jersey with great cashflow. one down 99 to go! 

I'm going to go ahead and guess a project like that would be $500+ minimum if you're not DIY oriented. 

It would achieve more with a retail rehab but not ready to go down this road just yet.The strategy now is to rent it out and just hold while prices continue to riseWill post photos shortly

If there are two quads on one parcel and you don't want to go the route of commercial lending... look in to splitting the parcel.

Does it allow you to go over 2000 minutes?

They are predicting a slow down as well but put vacancy rates to be flat and rent increases to go down from 4% from last year to 2% projected for both 2019 and 2020.If you have a deal that should get you to IRR of 15+% I wouldn't hesitate.
