If I flip I would mostly likely high end stuff then if I was going to rent it out.

They are backing off quite a bit now, but because of all that, all the rental stuff is marketed on cap rate and sellers expectations are pretty crazy.If I were buying my numbers would be pretty similar to Brian's, but I use different math to get there.

I'm guessing you would be better off just renting self-storage and putting your stuff there, rather than keeping the garage.

I think it will take year to get all the predevelopment stuff done.

I am convinced the Canadians just have it on a different date to allow them another day to come over to shop & smuggle stuff back before Christmas :)
