You would be best served to use an Ag specializing, local, RE broker.

The seller would have been better served by retaining an agent, who would have a fiduciary duty to the seller. 

Their letter would be considered education on the applicable requirements of the Hawaii landlord-tenant code (and on the many ways to pursue legal remedies) instead of threatening a court appearance.Thanks, Andrew, I know there'd been a moratorium of sheriffs serving evictions (and the courts were too backed up to hear them) but I don't know if that's restarted.

Otherwise, you “pierce the veil” and the LLC serves absolutely no purpose.

You might be better served to pick 3-5 things you know you do really well and hire yourself out as someone who does just those items.
