My price range is middle of the road for my area...nice starter homes but not high end customs (most around 160k range...3/2's).

You have to do exactly what it says or you are in violation of the agreement and you open yourself up to bad customer relations at best, a lawsuit at worst.

If you are doing low-end flips in rural America, some of the pricing may be high.It's always best to review all labor & material pricing in the spreadsheet with contractors in your market & materials you are going to be using on your projects.

I feel like trying to combine the 2 might be a headache due to managing 2 different types of customers.5) Are there any fundamentals I should be aware of?
