Being able to use leverage int the 401k without UBIT is attractive, and thanks for the heads up on the trade or business aspect.

Watch the market place forums too, it's the "Count Down To Launch" LOL.There are several types of conventional options, the "full credit", "step up", "financed option" (actually 2 ways), "set up option" "declining credit option"  each having acceptable variations and the American Option (a favorite of the gurus) and the European Option described, both may employ aspects of the different types.

If you are investing on appreciation then option C. could work, but then you are playing the guessing game in that aspect

yeah I'm concerned with the training aspect.

Putting together a budget requires looking at every aspect of the house and determining what needs to be done. 

The most important aspect is to take action.
