Again this is why holding period is so important when deciding to do a study - why invest in a cost segregation study when all of that income is coming flooding back in a couple years?

Over the past couple of highly competitive years I have foregone almost all inspections but I have my GC license, I have bought and sold many properties and I am confident in my ability to spot most of the big ticket issues… thus far I have no regrets.

Condos on the other hand come with high monthly HOA fees, restrictions on rentals (particularly STR), and the resale value is affected as a result.
