Of course the tax deferral continues while you own it. 

I think it feels more like 2007.I hear ya on the ten year cycles but in the markets I am working in.. job growth is continuing at a rapid pace .. not sure what would slow that down and with the new tax laws its even stronger..

He says 30 years is too long a term  and doesn't want his heirs to have to continue to deal with this.

I would also check your comps in rent say go back over the last 5 years and I would bet you are seeing over time increases to your rent in your area due to growth?

And to make it fair to the seller, give them the right to continue marketing the property on their own and cancel your contract at any time prior to you signing that subtenant.

I definitely think Inglewood is a huge growth area and has some honest people who want to have safe, affordable housing options.

I will continue to work a full time job and have access to another $100k I will keep in the stock market, so there is access to additional capital if absolutely necessary.Any inputs/advice would be greatly appreciated!!
