It may be a little sneaky, but to me it's no more so than mystery shopping a store. 

Try to shop around first, there are many other areas of Miami that have multi-family properties located in areas with decent tenants and the property management will be less intensive.Good luck.

Yes, at this point, I may shop around with a few more banks and credit unions, but that's proven difficult so far as well...

Initially I was going to pay off our student loans with that money, but the value minded side of me just kept thinking about using that money for an investment and using the income generated by the investment to pay our student loan payments and still having the capital at the end of everything, so I started shopping for another house.  

There seems to be a lot of little shops and restaurants where I am looking. 

Well, somebody concerned about ROI will shop for the lowest cost insurance that they can find - so what makes you think that you will be the insurance agent this friend uses forever?

Therefore, I am not inclined to shop with them for the garage door.

I do not own a specific property yet, I am still in the shopping/preliminary phase.
