Facts:- I'm a Rehhaber/Flipper looking to conduct my business from San Bernadino all the   way to Palm Desert...so Basically East of Pasadena.- I know, I know....Zillow sucks for comps.- I love using Redfin- DataQuick, Realtor.com & Remax.com have been the advised methods for Comps  in LA county thus far.So...now that we know all that, does anyone have anything to add?

We have an expectations meeting with the owner of the company of what we expect of them and what they can expect of us.We have them sign a code of conduct that they must adhere to, acceptable arrival time to the property, what their employees are and are not allow to discuss with the tenants, making sure their staff have professional clothing with company logo or identifying information on them and then we keep a copy of their lisc and insurance information on file.Again it is all about liability and you dont want to scramble looking for their information when you most need it.If they are not willing to do these things then they will not be willing to be a good partner down the road to make the relationship mutually beneficial.

From what you've said, I'm guessing there's nothing about it in the contract.I'm asking because when I was a RE agent in CT, we used a RE association purchase and sale agreement that carried very specific language about how post inspection negotiations were to be conducted, including a clause giving EITHER party the opportunity to cancel the contract if an agreement wasn't reached.

As to protection an LLC is only part of the defense, first knowledge and good management, then insurance coverage, then an entity.Wanting 100 units isn't a business plan, it's about how you are to conduct business, the path to be taken to reach the business goal, the goal is not a plan. :)

My thoughts were that since he was part of a rehabilitation program and drug tests are conducted regularly that he may not be a bad choice, especially since the Achieve program pays for 100% of his rent & utilities.If I was to have the opportunity to do it all over again I would be taking into consideration your last portion of advice.
