A title company/real estate litigator could review all the documentation and determine that the statute of limitation has run and no lawsuit can be legally filed by the previous Owner against the current Owner.I also agree with Mary Mitchell. 

We didn't have attorney review and moved on to closure.

Angelica, I think you just need to research the agent to see if they have any reviews or see how many deals they have done. 

You can go to the SEC's website (link below) and review their definition of an accredited investor.

Also, the property was previously purchased last year at the auction but for whatever reason the successful bidder did not close and backed out of it and as a result it was put back up for sale.Please provide me with some suggestions of companies that do comprehensive title searches that are not too expensive.

make sure the company has good reviews on bigger pockets and check the crime maps of the specific address
