Im looking to invest in a student rental but not sure if im running the numbers correctly when it comes to the refinance section and using hard money.

10br at $550 per room = $5,500 income per month

purchase price $199,900

down payment $5,000

property taxes $313 per month or $3,756 annually

home ins  $53

mortgage ins $121

30 year mortgage at 4.15%

repairs $10,000

ARV $215-225K  (IT DOESNT NEED MUCH WORK)
