And here is what I have closed for him in the first 120 days.1. fix and flip  he put up 10k I always require the first two deals to have 10k into them then i fund 100% of everything after that. 

Would you consider this a good deal.

You use the funds of others to fund the deal, you do the work with rehabbing, renting, and managing side of the deal and both you and the initial investor whom invested their funds split the profits 50/50.2.)

I would say to start shopping  before your relinquished property even closes.
