Water systems require backflow on commercial & multifamily because there's greater chance for someone to create the conditions that might allow a backflow scenario to exist, i.e. a hose sitting in cleaning solution, or a chemical mixer attachment on a hose, wherein a drop in pressure on the city main could cause those materials to be drawn into the distribution system.

I may partner with some of my vendors or employees, or if it really needs a minimum, I'll do the painting and cleaning myself and sell it for a commission on the purchase AND the sale plus my net profit.

To say that this place is a "dump" is an understatement :roll: I wasn`t in the place more than 5 minutes, before I locked it back up, and left, thinking to myself that the mobile is a lost cause, and that only a clean-slate/replacement approach would be viable(read: bulldozer time)I had bough the property at an online auction, and it definately looked quite a bit worse in-person, than the pictures would have me believe.

Yep many judgments never collect.Just like deficiency banks will go after a borrower sometimes and wait.With both types they just pay an attorney to file and record it.You leave it alone and eventually one of 3 things will happen.They will file a BK.They will want to buy a house or clean up the credit and will offer to pay part of the balance for a release or pay in full.So if the amount owed is substantial you pay the attorney to file and play the percentages on collection.
