I am aware of ceiling delaminating and a big hole formed from roof leaks (roof is fixed), and interior door broken off etc...so I am debating if the current owner will allow me to take video tours now documenting these defects and general conditions as something the eventual appraiser can use as a reference?

If you feel you are RE heavy, I agree that the property could be sold to pay off your primary, but you could also invest in property in another nation (If Yuen becomes the world reserve currency, a move could be in order), or in the market for strict diversification.Either way, I'd be cautious about buying too heavily into theories regarding debt ceilings, currency dominance and geopolitics in general.

I look at every wall, ceiling, blinds pulled down, windows and screens, doors (front, back, and spine), cabinets (open and closed), countertops, floors, appliances inside/out, lights on/off, toilet seat up/down, yard from four different corners, every exterior wall, roof (if visible), water heater, furnace, fuse panel, etc.I start with a walk-through to turn on lights and quickly assess everything and set up for photos.

However, it takes less effort to create/keep a decent team than it does to do this with no team or a poor team.Team for maintaining (not including acquiring) buy n hold rentals should include: handyman (use him do everything he is qualified for as it will be cheaper than contractors), plumber (for items beyond the handyman), HVAC, painter (my painter on larger jobs is faster and price competitive with the handyman), popcorn ceiling remover, laborer, gardener, cleaning crew (low cost and good that can be booked on a week or so notice), mortgage broker (even in not acquiring you want someone looking at lower rates as well as potentially pulling money out), RE lawyer, a tax person.
