Rents are $17,700  with tenants paying their own utilities and total costs are $12,030 including the mortgage payment.(10% management $1770, 5% vacancy factor $885, maintenance $885, lawn care  $900, 10 % Cap ex $1770, Payments $5820)This leaves $5670 dollars a year in cash flow for a ridiculous 56.7% cash on cash return! 

Now the more experience you get and the more money you have to invest and gamble then speculating is not so risky but given your circumstances just be careful and really try to hone in on a value after repair.

Hey Vincent,I'd be careful about these companies that are selling "tricks" to investing.

They care nothing about home owners or landlords, if they did these process would be clear cut 9 times in 10 and would never require a time extension. 

HUD doesn't care if you buy 3 on the same day! 

If you can find a 15% cap, who cares if its a 4 plex or a strip mall.

I have had nothing but problems with applicants trying to apply and get screened.I don't particularly care about the auction aspect but it would be nice to have a modern website for applications to submit documentation and tenants to pay rent and sign leases.Anyone happen to know of any service like that?

Don’t assume the tenant is taking care of it.
