pretty narrow field .. you need to contact builders in the area.. either good size regionals or if there are nationals there as well. those are your buyers.

I am an incredibly driven individual, who has a great career already in place.

I recently got rejected from one of the local credit union because my second home doesn't qualify as second home since 1) is less than 50 miles from my primary residence and 2) there are other people living in there except myself... this is really tricky field

But as I continued to conduct research in the field I learned about wholesaling and short sales.  

Not only should you be able to get someone on the phone but whoever you speak to should have the requisite knowledge and expertise in their field of lending.
