If its not listed with an agent, then try showing proof that they were actively trying to sell it via craigslist, ads in the paper, sign in the front yard, etc.Speed Bump #3: I just can't find a buyer for the first house mentioned.

But I hope the owner bank knows that a 203k loan is only for owner occupied.3) We did not state if we were a licensed real estate agent or not.4) We did not state Buyer to pay $50 per diem.5) We did not state proof of funds for purchase, however on the approval for 203k loan it states that assets have been verified.6) We did not state that we have visited the property7) We did not send a cover letter either.Have we severely hampered our chances of purchasing this property?

If the bank will accept your offer you will need to show proof of funds, the bank will want to know you plan on closing the transaction.

Hi, you might install a keyed lock as well, tell them the keyless system is only used when the property is occupied.Also, you can also require them to provide adequate safety measures, perhaps the key needs to be under the safekeeping of two individuals, noy just one, a sign out sheet and proof of ID for only authorized persons to obtain the key.

It's fierce competition there, so usually those win who are better prepared, which usually means proof of funds ready, ability to preview and assess new listings immediately and ability to make a fast decision.
