.+ yes, that was also my initial reservation: a house that is filled with a bunch of beds is not a very interesting space.thank you for sharing that this isn't necessarily a mistake or the wrong way to go to build it out with a focus on design/experience more than utility.

start building a basic underwriting spreadsheet so you can play with the various deal inputs, test out different scenarios, and see how they perform financially.Analyzing deals is the only way one really learns to think like an investor!

Con's- more expensive monthly, locking us down to CLT/ condo building for what I am guessing at least 5 years to at least make it worth it. not as much revenue/wealth building opportunity as duplex

When I self managed from out of state, my son still lived near there so could run by to check it out if an emergency, and I had contractors who knew me well enough that they would enter on a contractor box left at the property if the tenant didn’t answer the door, then I’d send payment once done.

It cost me a few hundred bucks, but it was money well-spent, because it helped me understand how to design the flood mitigation system...rather than approaching it via trial and error, I was able to build a flood mitigation system that worked the first time, and the house hasn't flooded since.
