Would love some feedback on the following:-Based on the info provided, does anything jump out as a red flag?

I think different colors like what BP uses would help differentiate them, and bolding a lot of text.I would like to see the Flip Analyzer, and Repair Estimator merged.Task Manager, Project Scheduler, and Project Calendar feel like variations of the same thing.

It can take two years to get through the red tape so we do a ton of due diligence upfront before even putting a property under contract.Even a small, ten space park might be large enough to give you a small income and minimal management overhead. 

The big red flag for me is the 128 days on the market part...what don't you know about this property that is causing everyone to walk away? 

So in my search for financing on three cash out refis or a possible HELOC in GA, and need for commercial funding in a multifamily deal in FL recently I have come across Latra Investments and Jeremy Richardson at Atlas Financial, offering a variety of loan programs to suit all of my needs, competitive rates.I found Latra investments responding to a Craigslist post advertising private money lenders (red flag) and a man and a woman spoke to me on the phone late at night about my deals and how they find private money and private lenders, we got into some basic details and said that we should wait until I had the commercial property under contract to proceed.

So that goes to a judgement red flag in my opinion.

You could likely just transfer the money to her, but this will raise red flags in underwriting.

I think the code violations are a bigger red flag tbh.
