Do your due diligence, make sure the numbers are good, draft a solid lease, train your tenants and screen new tenants thoroughly.I also recommend getting an inspection on the property and find an inspector who is willing to do a fourplex, it may be a bit more expensive thanks a single family, but I have found it is worth it!

Just screen well and inspect quarterly or bi-annual at minimum.Most of my tenant problems (such as late rent) are for the non-S8 tenants due to breakup or job loss - which are not often issues for Section 8 Tenants.

A few thoughts:Go over the contract IN DETAIL  with EACH resident - after screening each one as you would anyone else (income qualifications vary).All students are required to have a qualified co-signer: it protects your interests and gives a layer of accountability that helps in many ways -so you don’t have to use it.

This part I find frustrating not because I necessarily think that she should have used the money to pay me back but because I strongly believe she still has no reserve and that instead of purchasing jet skis she should either have the money as reserve or paid me back what I lent but definitely not have purchased jet skis.I go into one of my tenants homes and they have a flat screen TV in every Bedroom and the living room.
