College Rental- Lease Agreement Tips/Advice

Hello BP!!  We are in escrow for a college rental in Orange County. I have the standard lease agreement, and wanted to know what other college rental investors include in the lease agreement to protect themselves and the property.

For example, noise complaints/police disturbances.... what is the consequences..etc., Under age drinking (does the landlord have liability for that?), term of the lease,... what if a student leaves school, how Is that handled?

If anyone has any tips or even a copy of their college rental agreement, that would be great. I would love to grab bits and pieces and make a strong lease agreement for myself here.
