Most landlords in the US tend to prefer charging more for a M2M lease the only reason, I believe , is because they think a term lease guarantees a tenant will not leave with short notice.

I never like to keep any tenant that believes they are entitled of thinks they can do as they choose and expect me to pay.

The economics of this city is based off of fishing/oil and gas. 

If you believe the home is not in the flood plain, pay an engineer for an elevation cert to get a lower rate.
