Hi Joe,Here is what I am trying to achieve,get three SOLD within last 90 days and how long where these properties in market before they were sold.The other property address I looking for DOM is 158 Rockaway Ave, Rockaway, nj.I also am looking to get the number of bed and bath for 150 Franklin ave and even went to the tax assessor web site to get that info but seems like they do not capture that info.Even for my own house they do not capture the bed and bath info.

Let me be brief on my first property I bought about two years ago: I bought a 2 bed 1 bath duplex in a neighborhood that has a lot of vacancy and low rents( I found out about this after I bought the property, again not studying my market) for 95k with a conventional loan at 4.12% interest with a 25% down payment for 30 years PITI is $540 a month.

If you did not earn enough to file taxes you might be required to write a letter of explanation and school history will take care of the employment history (don't worry too much about the in your field issue, I have had clients working retail with new architectural degrees).He was also close with the MI fees.

Unless the ARV is over $75k, it's in a good retail area AND you can get it dirt cheap, I'd say pass.
