This morning, as I walked out of the door on the way to my 9-5, the feeling in my gut that I felt as I walked away from my adorable little girl and beautiful wife who are my world, not to mention our loyal and loving canine children, who were all looking at me with their sweet eyes as if to say, "Call in today, Dad, stay home with us", I was reminded why I am doing this whole real-estate investing thing.

Like you, we have some beautiful and very ornate buildings that have gone into disrepair.  

We do not get much cashflow ($400/mo before repairs, $200 after repairs in our model) but we do not have much money on and we have a beautiful asset.Duplex bought at 195k.

That's the beauty of investing in expensive and high growth markets like ours.

. $1000 for each new bedroom, and $3000 for installing carpet of the extremely beautiful Birdseye maple flooring.

I create beautiful move-in ready homes out of garbage, that's why.  

Make sure it is complete though, the worst is renting a high end property and not being able to find a coffee pot or a cutting board...For decorations  you can change things up along the way so don't overthink it.
