Example instead of assembling land for a Kroger I now have clients buy an existing building with a Kroger and smaller tenants for 8 million etc.I get paid much faster than land assemblage.I am surprised they mentioned Kroger already.

Think about it...if you're selling your property and you get one all cash offer and one financed offer, the cash offer is most likely stronger even though the contract price might be lower because the probability of it closing is faster and higher.

I could be wrong, but my opinion is that with all of the activity going on in the Buffalo area in the last two years, I can't imagine the city would be getting any faster...I would guess the opposite...just my two-cents.

I'm betting you're starting out trying to understand niche markets, strategies and guru stuff, why not start with a text book for real estate agents and learn the basics of RE before you try to understand these other aspects, you'll end up learning a lot more about the industry and you'll learn much faster about how investors operate and what they actually do. :)
