Most of their properties are either live auctions that they host ( like one in 5 foreclosure auction properties here in Wa) or the online only are actually properties that have reverted back to the bank meaning they couldn't sell them for their minn bid to the local investors.

Just to given you an overview of my situation I am considering selling an owner occupied Duplex due to an out of state job relocation, per my understanding once I sell 50% of the profit will be accounted for long term capital gains tax and 50% of it will be tax free because half of it my primary.

Make sure you meet all your deadlines with the section 8 inspector and that you do your best to hold your tenant accountable for any damages done each year for the future yearly inspections.
