In addition, some waterfall structures are complicated enough that the LPs can't easily track what they should be receiving which can cause some mistrust between GP and LP.I prefer a much simpler structure where the  GP takes a flat percentage of profits.

However, I'm concerned about the temperature throughout the house especially as I rent per bedroom and the garage conversion (bought it like this) could be 2 bedrooms or a 1 bedroom flat with smaller room for office, small kitchen and living area.

Apparently people used to design buildings like this, pushing humid air into the attic, but this is a flat roof building and there is no attic.

I’ve seen those types of places (old two flats) be bought in the $400k range, get completely gutted and redone on the inside  and then get sold for around $1m as a beautifully renovated single family.

While SFR can be limited in parts of Friedenau, the possibility of finding a flat here and using as a STR might be reasonable- just a suggestion in making sure you're setting sights on a prime location for visitors.
