I tend to agree with the author of this article, but I’m curious as to why Realtor.com isn’t mentioned one time in the article.

I rent in TN.Per landlord tenant act, if the 1st (last day to pay on time) is on a Saturday, they have through the 3rd to pay without it being late.Likewise if the 5th falls on a Saturday, you cant apply late fee until tuesday, the 8th.Since the 5th was a Friday, I believe it's late fee time on the 6th even though it is saturday.They had a full 5 grace days so its officially late now.

I am curious if people have done what we are thinking about doing and have success in getting their house to positively cash flow once they have cashed out all the equity and turned it into a rental.The numbers for our current house are: 20 year fixed @ 3.87%Purchase price 125k Home Value 185k (have not had official appraisal this is based on neighborhood comps) Mortgage balance 90kRentometer's Suggest Rental Price $1200-1400We based our numbers in the calculator tool at 1350 because our house has several features that sets us apart from other other houses in the area. 

Keep in mind if a tenant ever sued you regarding this that JP Judges are elected officials with no legal background required and are not bound by precedent.  

I would go to owner seminar if your local housing authority has one.Remember they do a rent assessment on your home (at least in my market they do) so you only get what they think is fair market rent.They also do inspection and yearly inspection and I think in many cases even if they say the repair is a tenant responsibility, you end up doing it as the tenant has no money, won't fix it and the housing authority won't pay you if it is not repaired....items such as holes in walls.I have found that you may get more people living there than are on the lease and this is difficult to prove.....sometimes they say they're just visiting....if there are 2-3-4 more people living there it seems like the house gets lived in harder....just more people using stuff.Rent can initially be delayed....so the housing authority will pay, but sometimes it takes them a month or two to get on the program....they will catch up, but if you need that cash flow it can be tough for a couple of months.In my area there is way more demand for housing with people using vouchers than there are properties.It can take longer than normal to get people in the property and start getting paid....they want to do too inspections often...one is rent ready inspection to make sure price is fair. 

As a landlord in the state of Alabama, do we have to accept an official letter from a physician for an animal at a no pets policy place?

@Johann Jells - send the letter with official notice to cease and list multiple things to remedy.
