I would really like to focus on acquiring properties through trustee's sales with the intent of flipping them. 

I acquired the property for $175,000 and appraisal came in at $200,000. 

House is 1489 SF 3/2 home built in 2003 shows to be worth 145,572 but might be a window to acquire for $100k prior to repossession.Thinking of trying to work this deal and keep the wife in the master at 650 with another known renter at 500 and a third at 450 with me paying the utilities and no lease agreement.

HOA's are no different than single family homes that could need a roof replacement, an unknow code violation due to structural/electrical/plumbing issues or a drug dealer that moves accross the street after you acquire the property.

Are you planning on a complete renovation once you acquire it?

Like many colleagues of mine, we realize the value of having business interests outside of Entertainment, and real estate investment feels like an excellent option for me.I would like to get started in investing by acquiring REO properties with hard money.

Am I really to expect that each property I acquire to flip from direct mail will cost me about $4k-$8k to acquire? 

I am looking for some help or advice with a few specific things, and this is probably the best place on the planet to ask, so here goes...I am looking to acquire rental units, but I have some road blocks that I'm having trouble navigating around.

Fortunately we're busy wholesaling, acquiring another buy and hold and planning for our next rehab project (Union, NJ here we come - and wait til you see the pics of this one - It's a DOOZY!)
