It's also a bit obtuse to infer people don't know value or costs of appraisals within their marketplace

My plan right now is to continue educating myself, start looking at properties once I get to Atlanta, and learn how to assess value.

I can easily apply for a conventional mortgage loan, get 80% of the assessed value of the property and start working with that capital.

I am almost certain that if you place said property on the marketplace here on BP you will get a ton of folks responding looking to buy.

Technically, the BiggerPockets Marketplace is better suited for questions like this, asking about specific companies.Another place to start would be searching for lenders in your area in the BiggerPockets Hard Money Lenders directory.

From bogus ARV, to idiots sending me listings off the MLS claiming all these huge profits, to crooks contacting me with no ownership interests, to crooks advertising in the marketplace with tens of millions of dollars of RE in their ad with no ownership, to crooks in the marketplace representing themselves as agents when they are not, etc, Remember: most of these guys are unlicensed operators brokering real estate without a license.
