From that experience, I can confidently say that vacation homes in gated communities with HOAs that offer amenities (pool, clubhouse, etc.) bring a higher purchase price and generally rent better*.

It just shows better than the old duplexes that aren't as well maintained, that make tenants buy washers/fridges, and that are owned by people that are lazy with their marketing.Long story short, look closely at the ads and see what amenities are included and try to extrapolate a price from there.

The difficult part is that clearly they want/like all of the amenities that they have added to the property and you don't.

Renters pay for location, square footage, and basic amenities relative to what they have to spend.

If it's a business person or somebody visiting area for leisure, it's normally clean and close to their amenity.

New or newer complex, finished with granite, upgraded appliances, laundry room in apartment, nicely landscaped, pool and other amenities such as physical fitness, playgrounds for kids, organized activities for tenantsB.
