I'm not savvy on Florida in particular, but I do know a couple of things....1) Don't count on AIR or VRBOs insurance 2) YOu will need to get a commercial insurance policy for your STRs

We perform a quarterly property inspection currently during which we change air filters, check smoke / CO2 detectors and look for signs of water issues (toilets aren't running, nothing under sinks.)I'm still learning as I go, so I feel like there are things that I should be looking for and adding to a checklist.

This could make it harder to sell on the MLS, but housing in our area is limited, so maybe not.My thought is that the garage "apartment" would be a good Air-BnB type space, while the upstairs / main level could be a "regular" rental.
