Hi BP Community,I wanted to share my recent interaction (email exchange) with a real estate agent who was advising me to up my offer price to beat the competition.About 20 days ago, I called an agent about a double (1840 sqft) house in need of full renovation.

It's always advisable to have boots on the ground, the proverbial dream team when investing outside one's backyard.

I hope this isn't too confusing to follow - but does anyone have any advise on what to do here?  

Not sure where to start on my research...so I though I would start here :)Any advise on the pros and cons of each and books or blogs I can read to education myself as much as possible. 

I was working with a Farm Bureau agent who advised me that FB couldn't insure the property due to the roof & electric but also because they don't allow S8 tenants..

I am not in a position at this time to provide any type of advise, but I have read/listened to a couple of books by @Brandon Turner, The Book on Investing in Real Estate with No and Low Money Down, and The Book on Rental Property Investing.

Our realtor said that she has had a lot of difficulty with FHA loans but not so much with VA loans, and advised we could potentially accept a VA loan offer.  

You might need to hire a lawyer, and/or a CPA, and/or a tax consultant advise you on which way to go.  

I believe there would also be "Earthquake zones" if you are located along a fault line, and again an insurance agent can advise. 

Has anyone been advised not to use Wall anchors on foundation walls.
