Are you accounting for things like water/sewer, garbage, electricity for common areas, landscaping, etc, in actual numbers or just using a percentage of rent or are you just adding a certain amount for the incidentals?

But it often requires your own detective work in addition to the reports they give you.

My realtor and I have been scouring the Minneapolis market and we're in the process of potentially securing additional properties (if the price is right).  

Most of of the sloping occurs in the area of the home that is an addition.
