In terms of the estimate costs, this was provided by the Wholesaler and until they accept my offer and I actually get to see the property, I'm going by the repair estimate they provided.

As of now, our magic number is $280 for acceptable cash flow and to keep us on track with our long term goals.

That new floors are 6 dollars /sqft not 1.5 dollars /square feet.We give them the list of repairs we would need to do and the prices, and we show them our profits.IF they are motivated to sell they WILL accept the offer.

Its in a decent neighborhood and if I do accept I would repair and rent for a year or so before turning around and selling.

Some lender will accept transfer to a single member LLC that you own 100% some won’t.The transfer by itself is made with a warranty (or special warranty) deed as a quit claim may cause title insurance problem.In some state/counties this transfer may trigger transfer tax or reassessment of the property value for taxes.
