The true question is how big is the rental market in your area??

That is true, I would have to up the amount of money in emergency and repairs depending on the amount of units.

(I'm not using these numbers to calculate my ROI or Cap Rate, just to get me through a possible long temporary vacancy if people decide not to move due to this whole virus thing)   The true holding cost would be around $660/month (including principle, interest, taxes, insurance & maintenance). 

This is really true, but in real estate, you can't buy everywhere you want.

If that ends up being true, and the federal government opens everything up again early, this question could get pretty "interesting".

@Amir F.Here's the thing about agents and foreclosures, and this is true whether you're looking in Phoenix or California:1) It is such a seller's market that anyone facing foreclosure can easily get their home sold and get equity.
