Make sure all work is finished per job before making the final payment for that job.

As the new owner of the property, wouldn't you have to come up with their deposit when they finally move out anyways? 

The point where you finally have to train capable people and let go. 

The inspector will notice the condition of the home when he is out for rough inspections; what will he/she say when they come back for final inspections and notice a fully rehabbed house??
