I"m seeking to rezone the lots as they are pre-existing, prior to the first zoning codes, which later came in and only granted duplex zoning, so these are legal, non-conforming but can't be converted to separate up/down "condo" sales as lenders won't loan if a structure can't be rebuilt after a catastrophic loss unless its zoned correctly as their collateral is compromised and that is the case in the county where these are located. 

You can offer a longer term lease, offer to make improvements to the property etc in exchange for flexibility in the lease terms to allow you to sublease.

It amuses me to see panhandlers stopping traffic in the shadow of billboards and signs seeking HELP WANTED. 

There are more condos your client can choose from that fit his price range and he will also have more flexibility on the area in LB that he wants to live in.

How would one go about seeking a buyer for a property that is not yet for sale?

I'm in Columbia, MD, and seeking to roll my two (well, as of the end of this month) investment properties into an LLC.

If it's a 5-10 unit, it should be at a 1.25x+, lenders may have flexibility, but I would assume not past 1.00x - 1.10x.
