Hello BP -I'm a real estate broker here in Long Beach, California and I have a client that would like to sell his condo rental, that is paid off, and do a 1031 exchange for a larger multi-family property.

Most MH communities here are hell-bent against letting any of their trailers move off the lot, unless the unit is condemned or is destroyed, or has been there for several years and is paid for in full and the lease hasn't been renewed. 

She just asks to see the home, and then when I get into my pre-qual questions, she has to disclose that she is not renting it for her own personal use.

So the owners either didn't have insurance or never paid off the mortgage after receiving the insurance money, I'm guessing the latter.
