In our initial walk though/interview, I asked if there was going to be anyone with him and he said "no, just me" and 3 days before he is scheduled to move in he tells me about his roommate that he's been talking to, "telling her what's up", and her 2 kids.

I really enjoyed this specific agent's tenacity and he was able to always tell me what I needed to hear and give me a very rough estimate of the things that might need to be replaced on all of the walk-throughs we ever did.

Your lender is going to want to have the confidence that you’ll have the money to take care of those things and not just walk away (which is a lot more likely if none of your own money is invested by the way).

As for property management companies in my area, they will be open to giving info to "Joe Shmoe" who walks off the street asking for market info?

The property is a very small house and quite run down, so it’s possible they are just walking.

We walked the house yesterday, and it has current tenants in it, but they are moving out in January (Didnt get a chance to ask them why). 

However, I am currently deployed overseas and am unable to do a walk-through.
