We love the Oregon Coast and frequent Cannon Beach and Manzanita often!

Just wondering -- I'm an agent and work with investors from CA frequently.

@Ali Boone I chose those two areas because I live in Portland now, and I'm from Detroit Metro/ Northern Michigan and frequently visit.

This area does have frequent flooding issues.

Expect lots of rejection - and when you do find a deal - you are frequently dealing with desperate people in desperate situations.  

But i think I will take @Greg S. advice and go with the yearly small increase and or, due to the updates you do frequently, use @Matt Geerts advise and give them a 3months notice and raise it depending on how much work you put in it.

They update the info frequently.Also, as you might already know, the BIG different in the software is ... how frequent they update their database info for the properties included sale pending, FC status, NOD, etc.

They are also frequently on sale at Lowes.Gail

Lower vacancy, lower turnover costs, no commissions, and actually less overall time than having to talk through leasing with a manager, considering I was having to do that far more frequently.
