.😳 One property I was trying to sell the neighbor would turn up his music and walk around with his shirt off at all the wrong times when I was trying to show a potential buyer.Another Property, the next-door neighbor had two Doberman pincher dogs that would come rushing up to the fence, barking and growling ferociously when we had a potential buyer.

- househacking is really designed more to LOWER your personal cost of living vs eliminating it, let alone cashflowing. you CAN achieve cashflow, it's just harder. look into STR'ing or MTR'ing some of the units. - i personally think 2% for LTR vacancy works in most markets.- the rest estimator doesn't work well in less-populated areas. i use facebook marketplace to find 5-10 comps and average them. - COCR isn't as applicable with househacking because of my first bullet point & because it doesn't factor in that you're also saving on your personal cost of living. many investors shoot for 10%+ COCR with a traditional rental property that they're not househacking.

If you do already own, then I'd consider a home with STR/Airbnb potential in one of the Denver-area cities that allow short-term rentals, or a multi-unit with LTR or MTR tenants.

I don't know if this makes it easier or more complicated, but our upper level may not have any gas services at all (husband is going to the property tomorrow to see if upper water heater is gas or electric, and whether washer/dryer in each unit are gas or electric).
