From what I have read though if you employ solar and wind power generators then you are pretty much set, because if its not sunny then its likely stormy which means more wind :)Basically the civilization systems include everything you need to live a civilized life on an island, are completely self sufficient (you could remove the generator if you didn't mind the occasional black out), and again not as expensive as one would think, especially with the "go green" attitude really coming into play now a days, you may even start to see these kinds of systems becoming available to the rural population, and as economics dictates, the more widely available something becomes, the lower the price tends to be.Just thought I would throw what I know about islands out there for everyone.

The interest rate will most likely be higher, the LTV will most likely be lower, and the accounting for the interest expense divided amoungst all the properties may be a CPA's headache, but better they need Advil than you.

The cost of servicing the loan (interest amount in an amoritized loan) lowers over time.And perhaps I was unclear, this is property that I already own, currently it is my primary residence, finaced 30 yrs at 6%, have maybe 15% equity in.

Like someone said to you, it's not going to cost you a dime for the commisions.The only advantage in trying to do it without an agent on your side is you may be able to offer a bit lower and work something out with the listing agent to go the 3% lower too.

What you do have to consider on the condo is potential association dues, possible rent wars/competition with other landlords in the complex, possibly lower future appreciation values on the condo vs. sfr, etc.
