My 2 cents is to just find a skip tracing service, and a source to get lists from(taxes owed, code violations, out of state owners etc) this is much more effective and less time consuming.

If that is the case, then you might consider including a small acquisition fee for all the up front effort of sourcing and securing the deal.With limited info (and even with all the info) I can only tell you that it ultimately depends on what your goals are, what you think is fair and on what your partners are aiming to achieve out of this deal as well.Again, talk to your real estate attorney and your real estate CPA and have them advise you on the best structure to move forward.Probably not the straight up answer you were looking for but I hope it helps.Good luck!

I'm about 7 days away from closing on my first real estate deal and the thought occurred to me that instead of wasting time (and closing costs) dealing with a bank for the initial loan, I could simply use myself as the source of "private money" for the entire purchase (~40k) for a home that I intend to rehab.The rehab is expected to take 3-4 weeks and I already have a reputable contractor with a written estimate in hand and the cost will be a ~25k additional (worst case) on top of that.
