And I can't make any rhyme or reason of what the right formula looks like. know an interior designer who just flipped his gorgeous 2500-ish sqft NE portland home for 1.5million. don't know what he put into it. it's a beautiful home, but was surprised he got so much for it, since it was a smaller home and half the square footage was in the basement!

Depending on how bad the interior has deteriorated the property may be worth no more than the land it's sitting on, which is okay but obviously a much different starting point.
