The interior has new carpet and paint.The exterior has stucco and dual pane windows.

Don’t forget property and deed transfer taxes...  

Don't forget vacancy, property tax, insurance, maintenance, management, and CapEx

Many new real estate investors forgets that sitting empty for 4-5 months during rehab means money out of pocket for utilities, grounds keeping, and loan interest, etc. 

So adding windows, doors, or any type of opening means you are destroying the structural integrity of the container.

Keep the pressure off but don't let them forget about you.

The advice I had been given in a Landlord course and by a family member were to avoid a security deposit because there are too many opportunities to make an error and wind up in housing court for getting it 'wrong'. 

That window is typically 30 days and then the judge can give authority to the petitioner if nothing is contested. 

If you are past the inspection period window you are now locked into that contract.
