What is the best property management software?

Investors now have an option to use property management software. 

Does anyone have any suggestions on some software to use to help get an idea of look/feel of each unit?

That being said I have some (a lot) of question and the mentors I have in this business are for a lack of better terms (old school) they have managed many units throughout their lives, but they don't use any type of software and they have all managed the business themselfs.

Seed   I don't know most of the answers of your question.. however having been raised in Cupertino I have been in a few incubators.. and they look pretty much like you would see on TVthe one that realtyshares started in was in one of the TISCH buildings in Mtn View CA... it was one floor of a 10 story office building it had secure elevator access.when you popped out the central area of the floor was eating area.. of course you have to have a ping pong table.. and some other cool stuff kids like.. then if you can think of all the little incubators along the walls all the way around the floor all 4 sides.. and then some out in a bull pen type arrangements.. it was fun.. kids working on all sortys fo different apps software and things..

I got familiar with property manager software and how my owners portal worked.

Anyone can plug numbers into a spreadsheet or software application, but without a thorough understanding of how the numbers interact; what type of results the analysis should produce; and what is easily fixed vs a long expensive issue vs unfixable, you could loose a very large shirt.Yes, it is your shirt, but Mr.

My only complaint about Cozy is that late fees cannot be programmed into the software.  

Are you guys using similar software to this and if you are what is it?
