Sounds like you can.Most of the struggle and failure stories I see are from the investors losing control.

Sinking soil is a good indication that there is a leak failure.

Yes there are huge returns that can be gained from leverage, however it also increases your risk of failure.

Anyway, I learned quite a bit by their failure at implementing their plan.Our property is in a blue-collar neighborhood, about 50/50 in regards to owners and renters.

We all like hearing success stories...as well as failures...since we can all learn from other peoples' mistakes. :-)

For a very small amount we were able to buy sewer insurance that will pay for sewer line replacement in case of a total failure.

Not being rude, wholesaling is not as simple as people try to make it out....probably a 90% failure rate. 10 years ago when distressed properties were 10 times what it is today it was different story.
