Opinions on septic system when flipping a home.
Here is the skinny... I have found a home that I am extremely interested in. 1800 sq/ft sits on 3/4 acre lot asking is 100k. It is in a rural area of texas about 15min outside of a small city. The home needs around 40k in rehab/renovation. My only concern is, the septic system. As far as I know it is in code and has been maintained over the years. It sits about 30 ft from the foundation. The earth around it has seemed to sag very little. I do have a foundation inspection scheduled as well as a septic inspection. My concern is; would having a septic throw red flags up to potential buyers? Would I be be limiting myself to a certain type of buyer?

An older septic has very little chance of meeting current code nor does it have to if it is functional as intended. Most rural areas of Texas replacing the septic is $5000-8000 with the most expensive I have replaced was $15000 that was on a rock bed. Sinking soil is a good indication that there is a leak failure. Do you inspections and get the numbers together and approach the seller for a reduction as this is a problem that will need to be addressed with any potential buyer
