I know of PMs that will do a la carte services like you want, but again, I think your one property is not going to get the same treatment as one of their clients with 20, 50 or 100 doors.Also, I think it's a good idea to know exactly what it takes to manage a property before you turn it over to someone else.

that is by far the best tax treatment.. taking a home that you have tax free money in ( appreciation) and then turning it into a rental were your now kind of stuck having to buy replacement properties or pay cap gains.. when you could just cash out.. and do whatever you want with the money..

I know Bed Bug issues are a huge item and some owners are using a addendum for treating them, regardless it's hard to prove how they were introduced and harder to control if tenants hesitate to call for pest control treatment because they don't have the money to call for service, then you have potential for contamination to more units and it just spreads.
